All of this sounds good... but I still have questions
By using automation, won't I lose that human touch?
Not at all! Let's face it—most of the time you're copying and pasting the exact same list of questions into your initial email. And if the lead doesn't respond, you're probably not following up again.
What if you could always respond right away with an email followed up by a brief text message? And what if both messages address the lead by their first name and refer to the property they inquired about?
In our experience, this alone gets excellent results. Moreover, we've found that just a touch of informality in the messaging really does the trick.

Won’t including a link to a questionnaire scare away leads?
Nope! We've never seen a case in which the response rates were worse than a regular email containing a list of questions—and in most cases the response rate is better (typically around 90%).
For a lead, it's often easier to click a link and be walked through a few questions. Many prospective renters are going to be on their phones, where it’s much easier to check a few boxes than it is to manually type out a response. As long as the questionnaire is presented as something that you, the individual agent, are offering to help the process along, prospective tenants are not at all put off.
Does DashFox work with any online lead sources?
Yes, as long as you can receive leads via email. We have lead integrations with multiple lead sources such as Spot Easy, Zillow, You Got Listings, Apartments.com, Avail, Realtor and more. If you have a lead source we don't currently integrate with, send us an email and we will create an integration right away.
Wait, how does DashFox "see" when a new lead comes in?
DashFox connects with your inbox and detects when new leads come in from particular sources that you choose in advance (e.g., Apartments.com, Zillow, Spot Easy, etc.).
The software is trained to see these particular emails and to recognize the name, email address and phone number in the body of the message. DashFox then uses that information to place the individual lead on a campaign of custom follow-up messages, which can be set up to pause once the lead responds.
Where are you sending email messages from?
From your email address! DashFox connects with your inbox and messages leads directly from you—not some third-party marketing email that is more likely to end up in a spam folder.
How does the "lead scoring" work?
Every agent has an intuitive way of "scoring" their leads. Things like budget, location, and pets are usually pretty important factors. We simply take what you care most about in your leads and systematize it using a 1-out-of-10 scoring model.
When a lead fills out your questionnaire, that info shows up in your inbox with the "score" in the subject line (e.g., "New 10-point lead"). This will help you rapidly prioritize your leads on those busy days when you're getting a lot of volume—because all else equal, you know that a 9-point lead is likely going to be an easier and more lucrative deal than a 2-point lead.
How does your system handle leads who are not a good match for me?
We assume you want to follow up with every single lead, but you'd prefer to avoid spending too much time going back and forth with leads whom you're not well equipped to serve. With DashFox, every single lead will be followed up with and qualified (i.e. you'll gather whatever info you need from them).
However, if you'd like, we can make sure that the most qualified leads are responded to and automatically shown other available listings. At the same time, the under qualified leads can be sent a different message indicating that, for example, the inventory you have does not match what they're looking for. This way, you'll save a ton of time not having to go back and forth with under qualified leads—which will save them time as well.
Note: We do not and will not collect information from leads that pertains to any of the legally protected categories under the Fair Housing Act—i.e. race, color, religion, national origin, sex, disability, and familial status.
Does DashFox integrate with my CRM?
This depends, as there are many CRMs out there. Please reach out to us if you feel an integration is necessary and we will find a way to work with you.
How does the texting work?
When a new lead comes in, they can be texted automatically and sent a personalized message (assuming, of course, they provide a phone number in the first place). We will generate a custom "DashFox number" for you, which essentially lives on top of your mobile number. When a lead responds to you via text, you will see his or her message both in your email inbox and on your cell phone. From there, you can click into DashFox and respond either via your cell phone or your computer.We can generate a "DashFox number" for you in almost any area code, which is often an excellent option for agents who have non-local area codes.
